old string and new string

Hi yall I need some help this code keeps throwing an error message (Null Reference exception was unhandled) ->

Dim goob As String = element.InnerText.Replace("by ", "")

If there's a NullReferenceException then there's a reference that's null. Most likely 'element'. You can't get the InnerText of something that doesn't exist.
